Project Criteria

First Cornerstone Group, LLC (FCG) seeks existing income properties in emerging markets that have the "right things wrong with them."   These project criteria include residential single and multi-family real estate that suffer from temporary or correctable flaws such as:

  • Poor property and asset management
  • Improper tenancy
  • Low occupancy
  • Deferred maintenance
  • Undercapitalization

These properties generally have the added benefit of acquisition and rehabilitation costs that are less than new construction costs.   By addressing these correctable flaws, FCG delivers value to its clients and the associated communities.



Stream of Deal Flow

Working in this niche of real estate investing, FCG employs a proprietary identification and acquisition methodology.   This enables FCG to maintain a volume of deal flow for opportunity projects that are offered to our clients for participation.


Flexible Client Participation Methods and Levels

Client participation may include outright ownership, or lending.
The client's participation may be 24 to 60 months, or longer, varying with the desires of the client and the particular community investment project.

Client participation may be tailored to varying participation levels.   Investment amounts typically range from $20,000 to $700,000, or more.


Hands-Free Participation

Property management is provided by local property management companies with asset management by FCG.   In some cases, the client may own the property with a long-term and responsible operating tenant such as FCG, thru a triple-net lease.
